We do offer “as-built” drafting services we are a full-service design firm.

Pricing and Fees

Q. What is not included in Jean Prescott Studio’s fixed-fee packages?

Our fixed Prices do not cover consultant fees for structural and civil engineering Or MEP engineering , Title 24 fees, city/county plan check fees, or special clearances and reviews.

Q. Are there any additional costs I should be aware of?

Additional costs for consultants, special clearances, and city/county fees are not included and will be billed separately.

Q. Do you offer payment plans?

We offer a progress payment schedule, but we do not provide payment plans beyond this structure.

We offer an optional service to assist with coordinating contractor bids.

Q. How do you ensure the contractors you refer are reliable?

We refer contractors based on their reputation, experience, and past performance, and provide feedback from previous clients when available.

Q. When is the best time to start seeking bids from contractors?

We recommend seeking bids only after your project is fully designed, engineered, and submitted to the City for plan check.

While we do not mediate disputes, we can offer guidance on how to address issues and recommend professional services if needed.

Permit Processing

Q. Is a permit required for remodeling a kitchen or bathroom?

A permit is necessary if you are removing or relocating walls, doors, windows, or plumbing fixtures.

Q. When is a building permit required?

Permits are required for new constructions, additions, alterations, and demolitions or removals of buildings and structures.

Q. How long is the permit valid?

Permits are typically valid for 6 months from issuance, though extensions are usually available in 3 to 6-month increments depending on the City.

The average time to obtain a permit is approximately 3 to 9 months.
