What Are Plan Corrections and Why Does the City Issue Them?
Plan corrections are revisions required by California building departments after reviewing your submitted construction plans. City plan examiners issue plan check comments when drawings don’t fully comply with building codes, zoning regulations, or local ordinances. These comments must be addressed before your building permit can be approved.
Common reasons cities issue plan check comments include:
- Incomplete or Incorrect Drawings
Missing dimensions, unclear structural details, or non-compliant Title 24 energy calculations trigger plan check comments from city examiners. - Unpermitted or Undocumented Changes
Previous modifications without proper documentation require plan corrections to legalize existing work and obtain necessary building permits. - California Building Code Violations
Plans that don’t meet current CBC, fire safety, accessibility, or zoning regulations will require corrections before permit approval. - Zoning and Setback Non-Compliance
Plans that violate local zoning ordinances, setback requirements, or lot coverage limits need professional corrections to meet city standards.

Frequently Asked Questions About Plan Corrections
Common questions about plan correction services in California.
What are plan corrections and when are they needed?
Plan corrections are revisions required by California building departments after they review your submitted construction plans. When city plan examiners find issues with code compliance, structural details, zoning requirements, or documentation, they issue plan check comments that must be addressed before your building permit can be approved. Plan corrections are needed whenever your submitted plans don’t fully meet California Building Code, local zoning ordinances, or city-specific requirements.
How much do plan corrections cost in California?
Plan correction costs depend on the number and complexity of items in the city’s plan check comments. Simple corrections with a few items start at $800, while complex projects with extensive revisions range from $2,000 to $8,000+. Jean Prescott Studio provides a free consultation and accurate quote after reviewing your specific plan check comments.
How long does it take to complete plan corrections?
Standard plan corrections are completed in 5-7 business days after we receive your city’s plan check comments. Rush services are available for urgent permit deadlines. The total time to final permit approval depends on how quickly the building department re-reviews the corrected plans, typically 2-4 weeks after resubmission.
What happens if the city issues more comments after corrections?
Jean Prescott Studio includes continuous resubmittals in our plan correction services. If the building department issues additional comments after our first correction, we address all new items and resubmit again at no extra charge. We continue this process until your building permit is fully approved.
Can you handle plan corrections for plans drawn by another designer?
Yes. We regularly handle plan corrections for designs originally created by other designers or drafters. Our team reviews existing drawings, addresses all city plan check comments, and implements corrections while maintaining the integrity of the original design intent.
Do I need plan corrections for an ADU permit in California?
Many ADU permit applications receive plan check comments, especially regarding setbacks, parking, utility connections, and California ADU-specific regulations. Jean Prescott Studio specializes in ADU plan corrections and understands the unique requirements of California’s ADU laws, helping you get your ADU permit approved quickly.
What areas of California do you serve for plan corrections?
We provide plan correction services across all of California, with particular expertise in Orange County (Irvine, Newport Beach, Laguna Beach, Mission Viejo), Los Angeles County (Beverly Hills, Pasadena, Brentwood, Pacific Palisades), and 44+ additional cities including Anaheim, Huntington Beach, Long Beach, Costa Mesa, Fullerton, and more.
